Balance due upon closing upon provision of merchantable title.  Possession to be given upon closing. All down payment funds to be escrowed with Travis Auction Escrow. Title insurance and closing services by Rosebud/Platte Title Company. Title to be given by Warranty Deed accompanied by owner’s title insurance, title insurance and closing cost to be split 50/50 between buyer and seller. Sale is not subject to appraisal, buyer financing, or property inspections. All financing must be in place prior to purchase. Successful bidder will be required to enter into a purchase agreement which will become the binding contract through closing. Any prior taxes due will be paid by seller. 2017 taxes due in 2018 will be prorated to closing and based on most recent tax assessments.
