Nonrefundable cash 10% down payment due date of sale (cash, money order, or personal check accompanied by bank letter of credit prior to sale (auctioneer reserves the right to refuse to accept bids if not compliant). Balance due upon closing upon provision of merchantable title. Possession to be given upon closing. All down payment funds to be escrowed with Travis Auction Escrow. Title insurance and closing services by Rosebud/Platte Title Company. Title to be given by Trustee Deed accompanied by owner’s title insurance, title insurance and closing cost to be split 50/50 between buyer and seller. Sale is not subject to appraisal, buyer financing, or property inspections. All financing must be in place prior to purchase. Successful bidder will be required to enter into a purchase agreement which will become the binding contract through closing. Any prior taxes due will be paid by seller. 2018 taxes due in 2019 will be prorated to closing and based on most recent tax assessments.
