Balance due upon closing with provision of merchantable title (Owner’s title insurance policy and Warranty Deed). Possession to be given upon closing. All down payment funds to be escrowed with Travis Auction Escrow. Title insurance and closing services by Rosebud/Platte Title Company. Title to be given by Warranty Deed accompanied by owner’s title insurance. Closing fees and title insurance cost to be split 50/50 between buyer and seller. All previous taxes paid in full. Current taxes to be pro rata to closing date based on assessment owner occupied amount of $1,348.08 . Closing of sale will not be subject to buyer financing, appraisal or property inspections. All financing must be in place prior to purchase and property is being sold in where-is-as-is condition. RE Property and Lead Base Paint disclosures provided.
