The auction of said property will be conducted as follows:
The property will be divided into three (3) lots as described below:
1) House
2) Garage
3) Combination of House & Garage
Interested Buyers will have the opportunity to present a bid on 1) House only; 2) Garage only; 3) House and Garage combined. Bidding will be done by “group bidding” and not declared closed until any and all bids have stopped.
The House and Garage will be sold via on-line auction on Thursday, July 8, 2021. Auction will close out at 6:00 p.m. on july 8, 2021. Bidders must register/bid on line at www.mcphersonauction.com. Bidding may start 24-48 hours prior to the auction. Terms & Conditions require 50% down date of Sale; 15% Buyer’s Premium added to Purchase Price.
The House and the Garage are currently connected via a “walk-way”. Buyers are responsible for preparation for structure moving, and will get any salvagable materials, such as basement center wall, ceiling tiles, heat/cool ducts, furnace/air conditioning unit, water heater, breaker box, etc.
SEller will disconnect the metal support poles in the basement and they will remain with the seller.
the buyer of the house will get the walk-way materials. if sold separately, the garage separation line will be marked after the auction.
buyers will need to disconnect the power and water and cap off.
necessary tree and shrub removal for moving will be responsibility of the seller.
the house and garage are to be moved as soon as possible after date of sale. if structures are not moved prior to november 1, 2021, buyers will need to submit to the charles mix county treasurer a “building on a leased site” form for assessment purposes of tax vauation and thereby assigning the buyer the amount due on those structures for the taxes in 2022 and due payable in 2023.
Buyer will pay 50% down on date of sale and balance due on or before august 1, 2021.
The structures will be insured by the Seller until full payment is received on or before August 1, 2021. buyer is responsible for procuring insurance on those structures after payment in full.
The House and Garage are considered as personal property and as such, subject to State Sales Tax. Buyers are advised to contact the South Dakota Department of Revenue for specific information on tax calculation based on location to where the structures are moved. ownership will transfer by bill of sale.
